    Transfer your investment funds from abroad through an authorized exchange institution with a formal exchange contract (contrato de câmbio), registered in the SISBACEN system. Proof of lawful origin of funds is required.

    Your attorney verifies the property deed (escritura), checks for liens (negativa de ônus), confirms the updated registration (matrícula atualizada), reviews IPTU records, and investigates the seller's legal and financial history.

    Sign the purchase contract, pay the transfer tax (ITBI), and register the property at the Real Estate Registry Office (Cartório de Registro de Imóveis) under your CPF.

    Pay the GRU fee at any authorized bank branch, then schedule your appointment at the nearest Federal Police unit. Book early — appointments fill quickly.

    Review by Migration Authority

    The migration authority reviews your application (30–90 days). If approved, the authorization is published in the Diário Oficial da União (Official Federal Gazette).

    Federal Police Registration & RNE

    Registro na Polícia Federal e emissão do RNE

    After approval, visit the Federal Police for biometric registration (fingerprints and photograph). Receive your RNE (Registro Nacional de Estrangeiro) — your official residence ID.
